Hi everybody. I’m Lynn Huston from TCJ Investment Properties. I wanted to talk to you today about who we are and what we do and why we started TCJ Investment Properties.

So who we are? My husband and I started TCJ Investment Properties about seven years ago. We have three boys. They’re all teenagers right now. And they were young when we started. They would come on the jobs with us and try and help, which was a lot of fun. We actually have a picture of them at our first property, trying to tear down some drywall.

When we’re not renovating properties, we’re spending a lot of time volunteering at their schools and different things in the community.

Before we started TCJ investment properties, I was working at an insurance company and then later finished my master’s degree in special education and I worked in education for a couple years. Tom actually was a commercial electrician for years, and then went into real estate, which is how we started learning about real estate investing.

We like real estate investing because it’s a way for us to meet new people and learn more about the community. But what we really like is the fact that we can help.

There’re so many different situations out there that are not traditional. Put your house on the market with a realtor. So that’s where we come in. We work with people that have inherited a house from a deceased family member, and maybe they no longer want the property, but they don’t want to have the property listed because they either are not near in the area, or they really don’t want to have people walking through the house.

Or, we had situations where the inherited property actually needs a lot of repairs or it needs to be updated. So they either don’t have the time or the money for those costly repairs.

We can also help people that are in pre-foreclosure. And people think that in their situation, once it’s going through the bank and they’re in that pre-foreclosure status that they can’t sell their house. Well, we might be able to help you in that process by buying your house.

We also work with retired landlords, people that own property and rent to tenants, just want to fully retire and enjoy their time and not rent anymore.

Typically we work with people in the Delaware, Maryland, and Pennsylvania area. In Pennsylvania we work with clients in Chester County and Delaware County. And in Maryland, we work with clients in Cecil County, Hartford County. And in Delaware, we work with people, New Castle Counties, Kent County at Sussex County.

We are located in Middletown. So we kind of work with that tri-state area. Give us a call and we’ll sit down and talk to you about your situation and whether we can help or not. All situations work. And we’re looking for win-win situations. We want to help you in this process also. So for some reason if it works out better for you to switch with an agent in selling the property to us. Then we would let you know that.

So in working with us at TCJ investment properties, there’re a couple things to know, and we will go over this with you when we talk. But the one thing to know is you don’t have to make any repairs. So once you sign a contract with us, you don’t have to make any more repairs it’s done. We will handle that once we purchase the property. Same thing with any personal belongings. Many people want to take the things that are sentimental and especially if it’s a loved one’s property that they inherited, they take the sentimental things and then they can leave the rest.

We handle removing all of the remaining items. Many times we try and donate as much as we can, clothing furniture, things like that items. So what we cannot donate we will dispose of.

We can also settle on the date that you wish we don’t have to have settlements 60 days out from once the offers made or 30 days out. So typically our settlements take about three weeks and that’s more for in Delaware. We have attorneys that have to go through the title process, but we can set on a date that meets your needs.

So the steps in working with us are you first give us a call and you would talk to Tom, and then he would talk you through the process. And he would come out to take a look at the house, see what repairs need to be made. And within about 24 hours, we will have a cash offer for you, which means that we do not have to go through a bank so we can make a settlement sooner than if you were to list with a realtor and have a conventional offer, or a first time home buyer offer.

Then we would send you a contract. We would finalize the offer amount and the settlement date. We would sign the contract. And then we would just set up the appointment with the attorney and we would just wait for the settlement date? It’s a pretty easy process. There are no realtor fees. There are no inspection fees. We don’t require inspections. So it is a pretty easy process working with us.
